6th Avenue in Venice, CA, is a unique infill property that combines two existing residential buildings with a newly added third structure, resulting in a dynamic multi-unit living experience in one of Los Angeles’ most desirable beachside neighborhoods. The original buildings, comprised of a historic Craftsman-style home and adjacent residences, were thoughtfully expanded and modernized with the addition of a striking new structure that enhances both functionality and design appeal.

Casitas oversaw permitting and expediting, design management, and development and construction management for this project, guiding the comprehensive transformation from concept through delivery. Our team coordinated with designers, engineers, and city agencies to ensure that regulatory requirements, design intent, and construction execution remained aligned throughout the process.

Key improvements included adding a second story to an existing first-floor home, modernizing and expanding bathrooms in the existing duplex, and creating a standout architecturally relevant ADU with parking at grade. This new ADU features elevated second-floor living spaces and a captivating rooftop deck with expansive views, bringing both aesthetic richness and functional outdoor space to the property.
